MHADA's Mumbai Board drew 2,640 homes from 97,000+ applications. Here is how winners claim theirs.
The Mumbai Board of the Maharashtra Housing and Area Development Authority (MHADA) held its computerised lottery for 2,640 homes on 6 August 2026 at 12 pm. It received more than 97,000 applications, of which over 75,300 applicants had paid a valid earnest money deposit (EMD).
The homes are spread across four income groups: 145 for the Economically Weaker Section (EWS), 858 for the Low Income Group (LIG), 1,408 for the Middle Income Group (MIG) and 229 for the High Income Group (HIG). The income limits are up to Rs 6 lakh a year for EWS, Rs 6 to 9 lakh for LIG, Rs 9 to 12 lakh for MIG and above Rs 12 lakh for HIG.
Winners first download their Provisional Offer Letter or Intimation Letter from their MHADA account or the mobile app. They then submit their documents for verification at the designated MHADA office, including identity, address and income proof, along with any other papers named in the offer letter.
The remaining amount must be paid within the timeline MHADA sets, and late payment may lead to the allotment being cancelled. Advisory firm Propserve, quoted in the report, puts this at the remaining 90% of the home's value within 60 to 90 days, so it suggests winners line up home-loan approval early. Once documents and payment are cleared, MHADA completes the allotment and registration and possession follow.
Buyers should also budget for registration costs: stamp duty of 5% of the property value for men and 4% for women, plus a registration fee of 1% capped at Rs 30,000 for most residential properties. GST, society maintenance and other statutory charges apply where relevant.
MHADA homes are generally priced below regular market rates. Propserve estimates that its HIG homes come roughly 20% to 30% below comparable private projects.
