Listed REITs and InvITs now hold over 195 million sq ft, with about 37 million sq ft more in the pipeline.

Real Estate Investment Trusts (REITs) and Infrastructure Investment Trusts (InvITs) are speeding up the institutionalisation and democratisation of India's real estate sector. Rising investor participation, strong performance of the underlying assets, asset acquisitions and supportive policies are all driving the shift.
The REIT/InvIT ecosystem has grown steadily over the past five to six years in asset class and size, geography and investor base. The market now has five office-focused REITs, a retail REIT and an industrial and warehousing InvIT, showing how well these structures scale in India.
According to Colliers' report "India REITs: Gaining scale & unlocking value", the portfolio across listed REITs and InvITs has passed 195 million sq ft, with an upcoming pipeline of about 37 million sq ft as of March 2026. Office still dominates with around 84% of the operational portfolio, while retail and industrial and warehousing are gaining momentum.
